buying for the first time, the process may seem overwhelming. And even if you have been through it several times, every move is different and

- Assist in finding you a reputable financial institution.

- Assist in negotiating an offer
- Walk you through the home inspection and on to settlement
- Work with affiliates such as attorneys, lenders, home inspectors, contractors, and others so that we may refer reputable people to
help you, the buyer, complete the transaction.

OUR STRATEGY FOR ENSURING A SUCCESSFUL SALE OF YOUR HOME INCLUDES:
- On the day we list your home, all the many buyers we are working with, and all of the very best brokers, will be notified by
email, flyers and phone calls that your home is for sale. They have come to know that we will not waste their time. They will come and
see for themselves and/or immediately inform their qualified buyers (84% of all homes sold in Massachusetts are sold through inter-agent
networking).
- Within 12 hours of listing your home, photos and a description of your home will be posted on the National Listing
Service, Multiple Listing Service, ERA.com; ERAOpenhouses.com; MLSPropertyFinder.com; HouseHunter.com; MaRealtor.com; ERA-Morrison.com;
Boston.com; Realtor.com; CraigsList; NashobaValleyRealtor.com; and JohnBielefeld.com, to name just a few of the more important real estate
portals. Remember that 80% of all Real Estate transactions started in one form or another on the Internet. This will not only ensure that all
buyers and buyer Realtors will have immediate access... but the entire world! Will be able to view your home’s special features. Your home
will be presented to our corporate office Relocation Company to serve any and all incoming families are made aware of your home. Standard
signs, brochures and lockbox will be installed. A 1-800# sign is posted on your listing sign post for buyers to call my direct response
marketing system, which gives them a 24 hour a day pre-recorded information message especially designed for your property. In order to
maximize the opportunity to show your property, we will set up your home to best online showing system called MAPASS. With
MAPASS you and your listing agent will be able to monitor and manage any showing activity. Your listing will be entered in several lead
management systems like Lead Router, MLSPropertyFinder and TopProducer. Your listing will also be added to our Costco and LendingTree
systems.
- Within 24 hours of listing your home, We will schedule a public Open House for the first Sunday to follow, with ads running
in the appropriate media.
- Within 48 hours of listing your home, Flyers will be printed and hand-delivered to all appropriate local real estate professionals
and offices. We will have flyers distributed to many Human Resource Departments and their Relocation departments to all local Companies
that are relocating employees over the next several months. We will create a website dedicated to promote your house and submitted to Google
Sponsored Advertising or Google AdWords.
- Within 72 hours of listing your home, a flyer will be mailed to our extensive list of renters, who may consider buying, or
may know someone that is looking to buy. Incentives will be offered to pass referrals along.
- Within a week, We will prepare for and schedule a broker Open House for either the Tuesday or Thursday before the public Open
House so that local realtors can preview your home.
- Within the next issue of the most popular realty add magazine and newspapers in Massachusetts we will add your home.
ONCE AN OFFER HAS BEEN ACCEPTED:
- Proper escrow accounts will be set up, Purchase and Sale Agreements will be drafted, Inspections will be conducted, Buyers bank
commitments will be confirmed, Appraisers and closing agents need to be coordinated... and all this requires timely duties and good
communications!
