Step 9: Closing Day and Moving In.

Hurray! Closing day is here to make it all official! The title of the house is turned over to you from the sellers and the property is finally yours! Now you are excited at the thought of moving into your new home. With some logistical planning your move should go smoothly.

Closing Day.

This is the big day! Your mortgage has been approved, your signed contract has been fulfilled, you have conducted the final walk through of the new home and all is as you expected, and here you are! The closing may be held at the closing attorney's office, the Registry of Deeds, or your real estate agent's office. Wherever it is held you may encounter a team of people, the sellers, the seller' s attorney, the sellers agent, you as the buyer, your attorney, your real estate agent (us), the lender' s attorney, the lender, and the paralegal for the closing attorney if he/she uses one. The closing attorney will start by going over the closing process with you. Then he will begin with the settlement statements. Next he will go over all the legal documents. Be prepared to sign a lot of stuff. Make sure you ask a lot of questions. Remember the closing attorney is being paid by you (part of the closing costs) so make sure you have him explain things as the closing proceeds. When all is done the deed will be recorded (if recording is initiated at the Registry of Deeds before 4:00pm, otherwise it will be recorded during office hours on the next working day). You will be given the keys to your new home right after the deed has been recorded. The closing attorney will inform you when the deed will be recorded and when you can take possession of the house. The proceeds (the money paid) to the seller will be held by the seller' s attorney until the deed is recorded.

Moving to your New Home.

You got the Keys! Now you are off to your new home you have been dreaming for months. First go out to dinner and relax and get a chance to decompress and celebrate with your spouse, friend or family.

Before you move into your new home, you may want to take advantage of an empty house and start your repair projects like painting, carpeting, having the hard wood floors re-finished etc. before the furniture arrives.

When the appliances arrive (if they did not come with the house) you may want to stock up with some basic items like toiletry items, paper towels, paper cups, spare light bulbs, cleaning products (brooms, dust pan, vacuum cleaner, garbage cans and bags etc.) curtain hangers, snacks, drinks and etc.

Make a plan in advance as to where all your furnishings will be placed before the furnishings arrive. This will reduce a lot  of stress on your self and the movers. Check carefully for damaged or missing items at the time of delivery and compare all item with the inventory list before the movers leave.

Something to think about is having most of your non-furnishings be dropped of in the garage. As time progresses you will be removing items that you need to use. After six months you will have only left over items in the garage that you had no need for and you can decide at some point to throw them out or have a yard sale.
