Step 4: Shaping up your house to be sold.



 

It is important to keep in mind that now that you have decided to sell your property, your home has now become a commodity, i.e. someone's house to buy.

As best you can try and view your home as someone else might see it. Actually walk out side and come in, with fresh eyes, looking for things that if you were interested in purchasing this house would be either pluses or minuses. Not necessarily an easy thing to do. However, try doing it. You may surprise yourself.

You may even invite a friend in to give you some suggestions, asking them to be totally honest. Keep in mind if you are asking for their honest opinion, you just might get it. Be open minded and receptive to their suggestions. Your realtor should be able to help with this process as well.

As best you can, try and depersonalize your home, i.e. taking down some, not necessary all, family photos, nick knacks, etc. Wherever possible remove furniture that makes a room look too small. Sometimes a simple rearrangement of furniture can do the trick. The more open and free flowing the better. You don't want potential buyers bumping into things making a room seem and appear too small.

One other consideration is actually having a home inspection done. By having an inspection conducted on your property you may find certain items you want to address prior to marketing your home. It is always a good idea to know what to expect upfront.
